NEST Policy Framework
Welcome to NEST(Network of Engaged Sales Teams) The Palm's exclusive channel partner program. NEST is built to empower our sales partners through access, transparency, and support. With real-time tools and strong collaboration, we aim to foster a thriving network that grows with us.
Onboarding
Minimum Engagement Requirement:
- Elite: At least 1 site visit per month, or 3 per quarter to remain active.
- Premier: Non-performing partners may be reclassified or deactivated.
Partner Tiers:
- Elite: ₹40 Cr+ sales
- Premier: ₹20-39.99 Cr
- Core: ₹10-19.99 Cr
- Active: Up to ₹9.99 Cr
- Starter: Site visits done, no closures
- Explorer: Interest shown, yet to activate leads
Mandatory Registration Documents:
- PAN, Aadhaar, GST Certificate
- Cancelled cheque
- RERA Certificate (mandatory)
- Bank details
- Type-specific documents (e.g., ITR, MOA, etc.)
Training & Support
- Quarterly training meets to share updates and sharpen partner effectiveness.
- Access to exclusive sales kits, pitch decks, and FAQs.
Tools & Resources
- Full access to The Palm App - NEST module
- Real-time inventory, price updates, lead tracking
- Digital brochures, construction status, and marketing creatives
- Transparent commission tracking dashboard
Lead Management
- Leads must be registered via the app before or during the first site visit.
- Lead ownership validity: 45 days from date of registration
- The CP must accompany clients during first visits
- Rates/offers must be pre-approved; no speculative quoting
Commission & Payouts
Brokerage Slabs:

₹20-29.99 Cr | 3.5% |
₹30-39.99 Cr | 3.75% |

₹50 Cr & above | 5% |
Payout Conditions:
- 50% commission after Agreement For Sell (AFS)
- Remaining 50% after Sale Deed registration
- Full 100% payout post-registration if OC is received
- Payment release: within 14 working days of invoice approval
Booking & Cancellations
- Equal accountability in ensuring timely client payments
- On cancellation, paid commission must be refunded or adjusted against future payouts within 60 days
Buyer’s Responsibility
- CPs are to provide verified and accurate information to clients
- Misrepresentation is strictly prohibited
Limitations
- CPs cannot offer custom rates or unauthorized promotions
- All promotional material requires prior approval
- No use of The Palm branding without written consent
Events & Engagement
Regular partner events, property walkthroughs, and reward ceremonies will be hosted to maintain engagement
Conflicts
In case of dual lead claims or misconduct, The Palm reserves the right to resolve or decline payouts at its discretion
Termination
A CP may be deactivated due to:
- Non-performance or inactivity
- Breach of confidentiality or code of conduct
- False promises or misrepresentation
- Violation of RERA or legal compliance
Revisions
This policy will be reviewed periodically and may be updated as per business or legal requirements.
